The Building Manager (Contract Manager) is responsible for overseeing the maintenance, repairs, and overall management of building systems to ensure safety, compliance, and efficiency.

Kewajiban

• Perform regular inspections of building systems, including HVAC, plumbing, electrical, and fire safety systems.
Identify and address issues or malfunctions promptly to minimize downtime.
• Conduct preventative maintenance to prolong the life of equipment and systems.
• Diagnose and repair mechanical, electrical, and plumbing systems.
• Respond to emergency situations, such as power outages, leaks, or system failures.
• Monitor and optimize energy consumption to improve building efficiency.
• Recommend upgrades or adjustments to reduce energy costs and environmental impact.
• Ensure all building systems comply with local, state, and federal regulations.
• Maintain accurate records of inspections, maintenance, and repairs.
• Collaborate with safety personnel to conduct drills and maintain fire and life safety systems.
• Coordinate with contractors and vendors for building renovations or major repairs.
• Supervise and manage on-site construction or improvement projects.
• Address tenant complaints and concerns related to building systems.
• Provide clear communication regarding maintenance schedules or disruptions.

Kualifikasi

• Bachelor’s degree in Engineering, Building Maintenance, or a related field (preferred).
• Relevant certifications (e.g., HVAC, Electrical, or Plumbing licenses).
• Proven experience in building maintenance, facilities management, or a related field.
• Strong knowledge of mechanical, electrical, plumbing, and HVAC systems.
• Ability to read and interpret blueprints, technical drawings, and manuals.
• Excellent problem-solving and troubleshooting skills.
• Good communication and organizational abilities.
• Familiarity with building management systems (BMS) and energy management tools.
