The Sales and Marketing Officer (Residential Projects) is responsible for developing and executing sales and marketing strategies for condominium units and residential projects, ensuring alignment with company goals and enhancing customer engagement.

Kewajiban

• Set strategies, plan, and carry out sales and marketing campaigns for both renting out and selling condominium units including Lumpini Place Rama 3 Riverine, Condominiums, and Residential Projects across various channels, including website, Instagram, line official, social media, digital signages, and other advertisements so that the number of customers is in line with the planned goals.
• Initiate and create internal sales and marketing materials to align with the policy of the property by using graphic software programs such as PowerPoint, Photoshop, Illustrator, Canva and so on.
• Collaborate with the agencies and Leasing team to align sales strategies and marketing initiatives for both renting out and selling condominium units and residential projects. Plan advertising and promotional campaigns to increase occupancy and revenue.
• Handle and proficient in sales and marketing costs of condominiums & residential projects and verify, compare, analysis the operating costs related to the overall marketing campaigns.
• Plan and set an annual sales and marketing budget for the operating period and plan the selection of media appropriate for both renting out and selling condominium units and residential projects.
• Work closely with internal property management, Leasing, sales, marketing, development, legal and accounting team.
• Coordinate closely with external parties including agencies, sales representatives, and so on to arrange customer activities, roadshow, and exhibition to reach out prospective customers.
• Handle and deal with tenants and customers properly through line official, email, and social media, maintaining a longterm relationship. Provide lease contracts and letters of offer for lease agreements to tenants.
• Conduct necessary marketing research by gathering data about demands, supplies, products, services, customers, and competitors to set strategies that benefit the property.
• Keep up with business trends and look for new leasing opportunities to increase sales.
• Have keen experience in after-sales service and customer relationship management (CRM).
• Prepare performance report of sale and rent, analyze actual cost variance report, and provide necessary reasons for the deviation related to the actual cost.
• Report directly to General Manager.

Kualifikasi

• Bachelor’s Degree or higher in Business Administration, Sales, Marketing, Real Estate Business, or related fields.
• Minimum 2 years of sales and marketing experience in real estate business, preferably in Residential Projects, Condominiums, Serviced Apartments, and Commercial Buildings.
• Computer-literate and have a good working knowledge of Microsoft Office, Excel, PowerPoint, Photoshop, Illustrator, Canva and so on.
• Good command of both spoken & written English.
• Proactive, Initiative, good analytical, interpersonal communication, and negotiation skills.
• Possess “can do” attitude, a customer service mindset, entrepreneurial spirit, practical creativity, dedication, integrity, a strong determination & commitment to deliver results.
