As the Site Acquisition Strategy Senior Manager at Konvy, you will play a pivotal role in driving our retail expansion by identifying, evaluating, and securing prime locations for new stores. You will lead the site acquisition team, develop strategic plans, and negotiate favorable lease terms to ensure optimal market penetration and brand visibility.

• Develop and implement a comprehensive site acquisition strategy aligned with Konvy's overall retail expansion goals.
• Conduct in-depth market research and analysis to identify target markets with high growth potential.
• Evaluate demographic data, competitor landscape, and foot traffic patterns to determine ideal store locations.
• Collaborate with cross-functional teams (marketing, merchandising, finance) to assess site feasibility and profitability.
• Proactively search for and identify potential retail sites through various channels (real estate agents, brokers, online platforms).
• Conduct site visits and thorough evaluations, considering factors like visibility, accessibility, size, layout, and lease terms.
• Analyze the financial viability of each site, including rent, operating costs, and potential return on investment (ROI).
• Prepare detailed site reports and presentations for executive review and decision-making.
• Lead lease negotiations with landlords and property owners, aiming to secure favorable terms and conditions for Konvy.
• Manage the entire lease acquisition process, from initial offer to final contract execution.
• Ensure compliance with legal requirements and company policies throughout the negotiation process.
• Collaborate with legal counsel to review and finalize lease agreements.
• Lead and mentor the site acquisition team, providing guidance and support to achieve departmental goals.
• Set performance expectations, provide ongoing feedback, and conduct regular performance reviews.
• Foster a collaborative and high-performing team environment.
• Build and maintain strong relationships with landlords, real estate agents, and industry partners.
• Stay up-to-date on real estate market trends, regulations, and best practices.
• Track and report on site acquisition progress and KPIs to senior management.
• Contribute to the development of long-term retail expansion plans.
Kualifikasi
• Bachelor's degree in Business, Real Estate, or a related field.
• 5+ years of experience in retail site acquisition or real estate development.
• Proven track record of successfully identifying and securing prime retail locations.
• Strong negotiation, analytical, and problem-solving skills.
• Excellent communication and interpersonal skills, with the ability to build relationships with diverse stakeholders.
• Proficient in Microsoft Office Suite and real estate software tools.
