About this position

The Property Management Manager at WHA Real Estate Management Co., Ltd. is responsible for overseeing property-related processes, ensuring compliance with regulations, and managing relationships with stakeholders while preparing budgets and reports.

Responsibilities

• Review documents and other related commitment for procurement and maintenance processes related to the property work, in order to ensure the accuracy and completion of documents and secure WHA's interests.
• Prepare the annual budget for presentation to the Board of Directors.
• Prepare monthly building management reports in collaboration with the Property Management team and submit them to the executives.
• Monitor the budget utilization to ensure alignment with the annual plan.
• Review additional work to ensure it is complete and accurate according to the tenant's requirements.
• Monitor information integrity regarding property files and records of WHA Group owned assets, including property ownership files, deeds, licenses, easements, and related documents to ensure existence, accuracy and reliability of the information.
• Manage, monitor, and provide suggestions regarding the coordination requests for information and document preparation that related to building inspection reports and documents requesting for a building inspection certificate according to the law to relevant agencies, as well as following-up list of suggestions for improvements to ensure safety.
• Solidify relationship with relevant functions and external parties as well as liaise with key stakeholders to ensure smooth business operations in compliance with policies and related regulations.
• Guide and assist, if needed, junior members in performing their tasks to ensure consistent understanding and ability to perform tasks.
• Review, if needed, assignment completed by junior members to ensure integrity and accuracy of work conducted.
• Perform analysis on benchmarking organizations in order to adopt market best practices into organization.
• Engage in regular meetings/ updates with team members, collect feedback, encourage and promote team spirit.
• Identify/ respond appropriately to high-complex issues, in order to ensure that each issue is efficiently dealt with or escalated to a superior level.
• Respond to instructions to undertake specific tasks to assist senior members in the completion of projects or assignments.
• Be accountable for other certain works as assigned from immediate superior level.

Requirements

• Bachelor’s degree in Engineer. Civil Engineer is preferable.
• Minimum 8 years of experience in Building Inspection, QA/QC especially warehouse and factory building.
• Experience in Property Management is a must.
• Good interpersonal skills with ability to manage conflict.
• Work well with different groups of people, organize and detail oriented.
