About this position

The Real Estate Manager will support Business Development by identifying relevant properties, developing distribution strategies, negotiating terms, and ensuring legal requirements are met.

Responsibilities

• Identifying relevant properties
• Developing a long-term distribution footprint strategy for the brand based on thorough and structured marketplace mapping
• Identifying brand appropriate and commercially profitable properties
• Negotiating terms in alignment with the company needs for new stores and store lease renewals
• Ensuring completion of the legal and contractual requirements
• Handing over the property (as per targeted timelines) to the projects team
• Receives brief from brands on the space per brand and channel needs- for the region
• Spearhead market research activities to gather potential estimates of various sites / location availability in malls and high streets
• Works on researches through various formal and informal networks to gather potential estimates of various sites / location availability in malls and high streets.
• Participates in various retail forums to understand trends in / development of properties in upcoming areas and moves in with early mover advantage into properties within 3-4-year window for different brands, by booking/blocking spaces within malls
• Has good appreciation of catchments’ area and demographic profile of customers and uses it to zero in on appropriate space capture
• Identification of potential sites and properties for expansion per business requirements does the commercial feasibility study - in collaboration with stakeholders.
• Could appoint /collaborate with broking agencies and property consultants and lawyers for the company as required
• Lead the process of all property related commercial negotiations. Should know the current property prices at various locations and drive the best value for the organization
• Lead the process of Selection of sites, finished properties and ensure by thorough research that the acquisition will ensure high returns
• Ensure that store space selections are such that they are optimum range for each size of store is displayed while delivering the required returns per square foot
• Undertake all kind of feasibility and due diligence studies if entering franchisee contracts or contracts with retailers.
• Identification of potential sites and properties for expansion per business requirements
• Ensure timely completion and handover of projects to the projects team that makes the store ready for retailing. This is aligned to quarterly, annual and 3 plans / stages for various space plans
• Works with Finance and legal personnel in the LSI system to ensure that all legal and commercial compliances are clear to move ahead. Should liaise with local authorities and obtain all Local Permissions before entering a deal

Requirements

• Bachelor’s degree with at least 5 years of significant experience in retail/ real estate, of which at least 3 years in Business Development role
• Thorough understanding of real estate landscape
• Well networked in the market with Mall owners/ Landlords/ Builders/ Brokers
• Great negotiation and influencing skills
• Achievement oriented
• Ability to develop strong working relationships with both intern
