Building Manager
About this position
The Building Manager is responsible for policy setting, safety, building maintenance, engineering management, and ensuring the building is well-maintained and safe for occupants. They also handle tenant convenience, contact with contractors, and coordination with the employer and their staff.
Responsibilities
• Set policies for safety, building maintenance, and engineering management
• Ensure building maintenance is carried out effectively and safely
• Provide tenant convenience and handle tenant inquiries
• Coordinate with the employer, their staff, and contractors
• Present and implement work policies for the benefit of the building
• Manage and control contractor work according to employer requirements
• Supervise and monitor the performance of building staff
• Provide guidance and advice to staff for efficient work
• Enforce company discipline regulations
• Manage cash disbursements
• Coordinate with various service providers for building maintenance
• Coordinate with contracted companies for cleaning, security, etc.
• Coordinate with relevant government agencies
• Propose building and equipment improvements
• Prepare and review monthly reports for presentation
• Prepare emergency plans and conduct equipment safety checks
• Prepare and present budget estimates for building-related services
• Manage customer service related to building work
Requirements
• Good relationship building with tenants
• Monitor and provide convenience to tenants
• Handle and resolve tenant issues
• Fire safety prevention work
• Conduct annual fire evacuation drills for tenants
• Develop emergency problem-solving plans
• Check fire extinguisher and water hose readiness
• Lead emergency response teams
• Check and respond to fire alarm incidents
• Property management
• Maintain building assets
• Prepare asset lists and report damages
• Maintain building appearance during customer entry and exit
• Maintain cleanliness in building areas and eateries
• Prepare meeting/conference spaces
• Inspect and report damaged equipment
• Check outgoing building items
• Manage central building keys
• Maintain building perimeter trees
• Coordinate with maintenance team for problem-solving
• Parking and traffic system management
• Manage PARK MATIC system and parking issues
• Monitor vehicle movement in the building
• Check overnight parked vehicles
• Update tenant parking cards
• Allocate parking spaces appropriately
• Manage building traffic and handle accident issues
• Contractor management
• Control pest control company operations
• Control landscaping company operations
• Ensure cleanliness of lobby trees
• Supervise glass cleaning company operations
• Manage tenant decoration contractors
• Control and inspect contractor documents
• Warn, adjust, or suspend contractor work for violations
• Collect expenses from contractors
• Ensure building assets are not damaged by tenant contractors
• Other duties assigned by the manager
• Attend regular meetings with the manager
• Perform tasks assigned by the manager
• Prepare monthly reports as required
