About this position

The VP Project Management (Construction Real Estate) at EDEN ESTATE is responsible for overseeing the successful completion of construction projects, ensuring they align with company policies and standards while managing budgets and coordinating with various departments.

Responsibilities

Key Responsibilities:
• The project management has been successfully completed according to the plan.
• Prepare Feasibility Project, Cash Flow project to set preliminary selling price according to GP, NP determined by the board.
• Consider purchasing land jointly with CPO, PD, and BD before proceeding with the purchase.
• Collaborate to provide input on the new project under my responsibility, including considering layout plans and other permit applications.
• Control actual expenses compared to the approved budget.
• Seek cost reduction opportunities within the project (Value Engineering).
• The number of closed cases for post-sales repair work (ASV) compared against the SLA.
• The number of accidents, complaints, or subcontractors' impacts affecting the construction project plan.
• Review Payment before approval.
• Review all submitted documents and consideration for further submission to the relevant department for approval.
• Review the project increase-decrease tasks before presenting them, consider the details, and present them further.
• Check the operation of the team in the command line.
• Coordinate with the construction, sales and marketing departments to set guidelines in line with other related parties.
• Coordinate with the parties, both internal and external, so that the responsible work does not get into trouble.
• Correct any problems that arise in a project that is responsible for implementation or coordination.
• Monitoring the operations of construction, marketing and sales departments. To be responsible for the project so that the quality of the products and services are in accordance with the company's policy.
• Follow up after sales department, legal affairs department for delivery to customers and services.
• Conferencing/Supplier Meeting or other company-defined meetings.
• Joint meeting of construction, marketing and sales department to meet the target.

Requirements

Qualifications:
• Bachelor’s degree in real estate, construction management, architecture, civil engineering.
• 3-10 years of experience in project management, specifically in real estate development, construction, or property management.
• Proven track record of successfully managing real estate projects from inception to completion (including residential, commercial, or mixed-use developments).
• Strong knowledge of budgeting, scheduling, and resource allocation.
• Strong leadership skills with experience in managing cross-functional teams, contractors, and stakeholders.
• Excellent communication and negotiation skills, capable of liaising with clients, developers, architects, engineers, and regulatory authorities.
• In-depth understanding of local building codes, zoning laws, and real estate regulations.
• Experience in dealing with permits, approvals, and other regulatory requirements.
• Experience in identifying and mitigating risks related to cost overruns, delays, safety, and quality.
