About this position

The Property Management Coordinator (Gas Station) is responsible for proactive management of landlord relationships and portfolio, ensuring effective communication and coordination with various stakeholders to maximize property utilization and address claims or complaints.

Responsibilities

• Proactive management of landlord relationship ie, starting from visiting and building relationship with landlord in key core sites.
• Proactive management of portfolio by supporting key initiative as key focal point to coordinate with various parties to conduct study on occupied area/land boundary vs contracted area and to identify the underutilization space to support the property manager to actively maximize the utilization options.
• Correspondence with landlords, authorities, neighbours or other stakeholders to ensure active management in the best interest of client, including power of attorney from landlord to start construction or renovate.
• Handling and management of claims and/or complaints by landlords, authorities, neighbours and other stakeholders, including boundary or environmental issues chase rental and ancillary payments and collections.
• Operate and maintain a system of “Event Logging” to capture key day-to-day matters, including history of contacts made and resolution.
• Regular meeting with RE and other relevant client teams to review.
• Easement, manage 3rd party’s request of easement rights and maximize the benefits for client.
• Able to check existing and future Infrastructure, continue update progress of construction which are impact sites and share in engineering meeting.
• Support consent requirement for EVDC, Solar and NFR from landlords and update progress regularly.
• Negotiate for rent reduction after update land area from facts i.e. expropriation with landlords and process amendment document.

Requirements

• Bachelor’s degree in real estate or any related fields.
• At least 3 years of working experience as a property coordinator.
• Experience in real estate regulations, government’s regulations or asset / property management.
• Able to communicate in Thai and English.
• Team player, good personality, service-minded with strong in communication and negotiation skills.
• Able to travel up countries and work independence.
